How to Handle Multiple Offers on a Home

Almost half the homes on the Island hitting the market these days have more than one offer being presented due to the low inventory and the prevailing attractive interest rates.

So how does a Seller know which offer to accept?

Terms are as important as sale price. Look for a buyer that is pre-approved and has a healthy down payment. Why? If there is a loan required, the home must appraise and Lenders simply feel more comfortable with a 20% or more down payment. If the down payment is low, the Lender and Appraisal may be more conservative with the value and condition of the home.

We sometimes suggest our Sellers wait 4 to 5 days after a home is offered for sale to review offers. It gives more buyers a chance to see the property and more time for a buyer to pre-inspect the home and ultimately bring the Seller a better offer without an inspection contingency. In some cases, the time might also bring an escalation clause with an offer to beat another offer by several thousand dollars. My, how the tides have turned!

How to compete as a Buyer?

· Get preapproved by having your lender/broker pull your credit report and employment verification and preparing a letter showing how much you’re qualified to borrow.

· Review an existing Inspection Report or be prepared to pay up to $500 for one on a home so that you can present an offer with no building inspection contingency.

· Septic and well systems should always be inspected separately as they are often forgotten and can be a big ticket items to repair.

· Often you can set yourself apart from another buyer by offering a convenience: such as allowing the Seller some time after closing to retain possession. Often this convenience can be very important to a Seller.
